“The Palms” is a delightful double-storey family home in Smiths Beach just a comfortable walk from the ycw beach and general store in Smiths Beach. Some of the many features of this lovely home are detailed below:

Indoor Areas

As you come in the front door you enter the main open plan kitchen / dining / living room in the centre of the home, with a 55' smart tv and built in sound bar. Through double sliding doors is the Rumpus/Games Room with built in bar, pool table, pin ball machine & coonara wood heater. This in turn leads out to the fully covered enormous Alfresco area. Adjacent to the alfresco area is the inground pool and spa. From the main living area, a central corridor leads in two directions. To the right, are bedrooms 1 and 2 (both with built in robes), a bathroom (with bath, shower & toilet) plus the laundry with washing machine and dryer. To the left of the main living room is another central corridor with bedrooms 3 and 4 (both with built in robes) and another bathroom (with shower) and a separate toilet.

Upstairs is the Lounge Room (second living room) with 65' smart tv which provides access to the first floor balcony.

Outdoor Areas

The incredible appeal of this amazing home is captured in all the outdoor entertainment options. The inground electric-heated swimming pool (8m x 4m) and above ground gas-heated spa provide plenty of appeal and, along with the fully enclosed rear yard with outdoor shower, are perfect for children and pets to play. The fully covered Alfresco area (with 2 x ceiling fans, a table and seating for 12 people plus a gas bbq) is ideal to sit and relax, there are 4 banana-lounges around the pool and there is another indoor toilet accessible exclusively from this area for added convenience.

The garage is not for guest use, but the long driveway provides plenty of parking for up to 4 vehicles (cars and/or a boat). The upstairs balcony provides yet another place to relax with table and seating for four people plus a second gas bbq.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso compatible coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.

Heating/Cooling Systems

There is a wall mounted reverse cycle airconditioner in the main Living/Kitchen/Dining room plus another in the Games room, a ceiling fan in the upstairs living room plus another two ceiling fans in the outdoor Alfresco area. There is also a coonara-style wood heater in the games room and an electric wall panel heater in the corridor outside bedrooms 3 & 4.

Bedding Configuration

This home has 6 beds, accommodating up to 10 guests:

Bedroom 1 (Downstairs): One Queen bed
Bedroom 2 (Downstairs): One Tri-bunk bed
Bedroom 3 (Downstairs): One Tri-bunk bed
Bedroom 4 (Downstairs): One Queen bed

Please note: The Tri-bunks have a double bed base with a single bed above it.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
